Whether you’re looking to rent with
us, or already a tenant, we’re here to help you during every

Will properties take pets? - If you’re not sure
from an advert if the property is suitable for pets, we always
recommend calling the office to enquire further. Some landlords
are happy for us to discuss potentially accepting pets.
If I want to end my tenancy – how do I do that?
- We need confirmation in writing – via email or letter – giving
one month’s notice. We will acknowledge receipt of this and
advise you of the check out procedure. You cannot give notice
within the first 5 months of your tenancy as it is contracted to
an initial period of 6 months.
My neighbours are really noisy! What should I do!?
- If it cannot be dealt with amicably between you, we would
suggest contacting the council primarily as unfortunately there
is little that we can do as your letting agent.
How long is a tenancy? - The standard assured
shorthold tenancy (AST) will be a fixed period of 6 months which
will then roll monthly after this initial period. Some landlords
are willing to consider a longer fixed period, i.e. 12 months,
but this has to be discussed first.
I want to apply for a property - What checks can I
expect to be done? - We will run a credit check and
check your affordability for the property. We will also have to
gather references, which include an employer reference & a
previous landlord reference.
Will I need a guarantor? - If you aren’t able
to provide a history of proof of earnings, or there are previous
defaults on your credit file, we will ask for you to have a
guarantor. A guarantor must pass the affordability checks for
the property’s monthly rental amount, and must be a homeowner
themselves.

Application holding deposit: Equivalent to 1-week rent held for
up to 14 days & deducted from the deposit paid on move-in.
5-week deposit payable in addition to the first month's rent on
or before the day you move in.
